Application and Leasing

What documents do I need to provide for the application process

Getting your application together is straightforward. You’ll need:

  • Proof of income (pay stubs, an offer letter, or bank statements, linked directly through Snappt)
  • A valid photo ID for identity verification through Snappt
  • A completed rental verification and pet screening profile

What are the income requirements to qualify for an apartment?

Applicants must have a gross monthly income of at least 2.5 times the monthly rent for the home they’re applying for.

What is the lease term for the apartments?

Our lease terms at Alexan Magnolia range from 12 to 18 months, giving you some flexibility to choose what fits your plans best.

Can I sublease my apartment?

At this time, subleasing is not permitted at Alexan Magnolia. If your plans change, our team is happy to talk through your options.

Is renter's insurance required?

Yes, renters insurance is required for all residents at Alexan Magnolia, as outlined in your lease agreement. It’s an easy way to protect your belongings and give you extra peace of mind.

How do I renew my lease?

We’re so glad you’re staying! About 60 days before your lease expires, you’ll receive a renewal offer with your available lease term options. From there, choose your new term through your resident portal, or bring a signed copy of your renewal offer by the leasing office.

Do you offer affordable housing options?

At this time, Alexan Magnolia does not offer affordable housing options. Our leasing team is happy to walk you through current pricing and any available specials.

Move-In and Move-Out Support

Are there move-in or application fees?

Yes, there’s a $50 application fee per applicant over the age of 18, along with a one-time $49 administrative fee for processing your application.

Are there services to help with the move-in process?

Our leasing team is glad to answer any questions and help make your move-in day as smooth as possible. Reach out anytime, and we’ll point you in the right direction.

Are there any restrictions on decorating or modifying the apartment?

Just one: your apartment should look the way it did when you moved in by the time you move out. That keeps each home in great shape for whoever comes next.

What happens if I need to break my lease?

Life happens, and we get that. If you need to break your lease, you’ll provide 60 days’ written notice, pay certified funds by cashier’s check within 30 days of that notice, and repay any concessions you received during your lease term. Reach out to our team, and they’ll walk you through exactly what applies to your lease.

How much notice is required before moving out?

Sixty days’ written notice, so it’s worth marking your calendar as your move date gets closer.

What is the process for moving out?

Here’s what to check off your list before you go:

  • Submit your 60-day written notice
  • Share your forwarding address with us
  • Remove your vehicle from the parking app
  • Cancel your electric service on your vacate date
  • Update your address with USPS

How long does it typically take to receive the security deposit refund?

Security deposit refunds are typically issued within 2 to 3 weeks after move-out.

Fees and Payments

How much is the security deposit, and when is it due?

Deposits start at $200 for a one-bedroom and $300 for a two-bedroom. If you’re approved conditionally, the deposit adjusts based on your rent plus the standard amount for your floor plan.

Are utilities included in the rent?

Utilities aren’t included in rent, which means you’re in control of your own usage and what you pay each month.

Which Wi-Fi providers can I use?

Xfinity is already set up in every unit, so you can get connected quickly after move-in.

How can I pay my rent?

Rent can be paid through your resident portal, by cashier’s check, or through FLEX or the Walk-In Payment System (WIPS), whichever works best for you.

Are there other fees, such as monthly amenity fees or technology fees?

Yes, there’s a $15 monthly amenity fee that helps maintain the community’s shared spaces and services.

Parking

Is parking available? Is there an additional fee for parking?

Parking here is easy and convenient. Open parking is available on a first-come, first-served basis at no extra cost. If you’d like a reserved spot, covered carports are available for $75 a month, and private garages are available for $175 a month.

Are there any restrictions on overnight guests?

Guests are welcome to stay overnight up to 2 days a week or 4 days total in a month.

Are there EV Charging stations?

For residents who drive electric, we’ve made charging easy. Alexan Magnolia offers on-site EV charging stations, so keeping your vehicle powered up is one less thing to think about.

Maintenance and Requests

How do I submit maintenance requests?

We are here to help with any maintenance needs! You can submit a request anytime through your resident portal, and our team will take it from there.

How quickly are maintenance issues addressed?

Most maintenance requests are addressed within 24 to 48 hours.

Pets

Do you allow pets in the apartments?

Absolutely. Alexan Magnolia is a pet-friendly community in Magnolia, TX, and we’re always glad to welcome your pets home with you.

Is there a pet deposit or a monthly pet fee?

Each pet comes with a $300 pet fee, a $300 pet deposit, and $25 in monthly pet rent.

What is the pet policy for specific breeds or sizes?

We have a few breed restrictions in place, though there’s no weight limit for approved pets. Approved ESAs and service animals aren’t subject to these restrictions.

What on-site amenities do you offer to accommodate pets?

Your pet gets their own perks too: an on-site dog park to run around in and a dog wash to keep them clean after all that fun.

Quiet hours at Alexan Magnolia run from 10 p.m. to 8 a.m., helping everyone enjoy a comfortable place to rest.

How do I report a noise complaint?
